Definition: STRATAFORM is a decision-support service for buyers of Italian real estate. It builds decision confidence on a single property through a guided Journey, and the Journey ends in a Property Decision Dossier stating what is established, what is missing, what remains uncertain, and which professional must confirm the rest.
A purchase in Italy rarely fails on the price. It fails on what nobody checked: who may legally sell, whether the cadastral record matches the building, whether the works were ever authorised, whether an encumbrance survives the sale, whether the energy record exists. STRATAFORM states a confidence position on those questions first, then shows the evidence that produced it.
What STRATAFORM establishes before an offer
Ownership and the right to sell: who appears on record as owner, whether more than one party must sign, and whether any known constraint prevents a transfer.
Cadastral correspondence: whether the property described in the listing corresponds to the property described in the cadastral record, and where the two diverge.
Planning conformity: whether the built state matches what was authorised, and which authorisation or amnesty is being relied upon.
Encumbrances and the energy record: whether a mortgage, lien, right of way or usufruct is visible on record, and whether an energy certificate exists and is current.
How confidence is expressed
Every element carries an explicit evidence state: on record, claimed, received, verified, or unverifiable. Received is never displayed as verified, and a claim from a listing is never promoted to a fact.
Each conclusion is inspectable. The reasoning that produced it, the source it rests on, and the confidence attached to it are shown together, so a buyer can disagree with a specific step instead of accepting or rejecting a whole conclusion.
What remains unresolved is stated as uncertainty and mapped to the professional who carries the responsibility for closing it: notary, lawyer, surveyor, engineer, energy certifier or bank.
The Journey is the delivery model
STRATAFORM delivers through a Journey: a sequence of stages that begins with the listing and its sources, continues through evidence collection and the orchestration of open questions, and closes with a defensible position a buyer can act on or forward.
The Journey produces the Property Decision Dossier. The dossier belongs to the buyer, can be shared with a partner, a lender or a professional advisor, and records the state of every element at the moment the decision was taken.

STRATAFORM is decision support, not a regulated professional service. It does not certify, value, or give legal, notarial, technical, tax or investment advice. What does it cost?
The Buyer Assessment is €290, once, for one property. Professional services, certified valuation and legal advice are outside that scope and are not implied by it.
Does it replace a notary or a surveyor?
No. It prepares the decision and tells the buyer precisely which professional is needed for each remaining confirmation, and why.
